Two homes with identical square footage can have very different heating and cooling needs depending on insulation, window placement, ceiling height, and how much sunlight the house gets. In North Georgia, where summers are hot and humid, the difference between a well-insulated newer home and an older one with minimal insulation can be significant enough to change the system size entirely.

A properly done sizing assessment looks at all of those factors. It takes more time than a square footage estimate, but it's the difference between a system that performs and one that doesn't.

The One Question Worth Asking Any Contractor

Before agreeing to a replacement quote, ask the contractor how they're determining the system size. If the answer is square footage, or if they're just matching what you currently have, that's a shortcut worth pushing back on.

Your current system isn't necessarily the right size either. It may have been installed incorrectly years ago, or the house may have changed since then through additions or renovations. A contractor willing to do the assessment properly before recommending a system is one worth trusting with the install.
